根据中华人民共和国有关房屋借用的法律及规定，为明确借用方与承租方的权利和义务，经双方协商一致，特签定本合同如下：

一、借用范围及用途

甲方同意将位于 青口镇青顺大厦二楼202室 的场地及其设施，在 双方自愿 的状态下借用给乙方作为 办公 使用，借用房屋的建筑面积总计为 50 平方米。

二、借用期

借用期为 10 年，自 20 年 5 月 1 日起至 2019 年 5 月 1 日止。

三、费用承担：

4.1借用期间房屋有关物业费由 乙方 承担; 4.2宽带费、收视费、车位费由乙方支付;

4.3房屋的冷热水、电、天燃气消耗按每月查表实数由乙方交付。

四、借用人责任和义务：

5.1甲方谨在此声明及保证甲方为借用房屋的合法拥有人，有合法地位借用此房屋于乙方出示相关证明。

5.2甲方须按时将借用房屋及其设施以本合同约定的状态交付乙方使用。

5.3借用期内甲方不得收回借用房屋(本合同另有规定的除外)。

5.4在乙方遵守本合同的条款及交付租金的前提下，乙方有权在借用期内拒绝甲方或其他人打扰而安静使用借用房屋。

5.5非因乙方或与乙方相关联的第三人的责任而致使该房产主要结构、地板、管道等固定装置和设备损坏时，甲方应承担相应的修理费用，并及时通知物业管理 ……此处隐藏1618个字……by the lessee.
